Process of Buying a home What We Can Offer You Financial Information The basic financial information every buyer needs to have in making a good buying decision is knowing they qualify for the home, and what the payments and closing costs will be. Additional reports can include loan comparisons, amortization, mortgage accelerator, mortgage payment and amount comparison and many others. We can determine your buying power and if need be refer you to a loan officer. Knowledge of the Neighborhood In order to make a good buying decision, it is very helpful to know as much as possible about the neighborhood you are going to live in. In addition to identifying comparable sales, we will provide you information on the schools, shopping, utilities, zoning, and other things you feel are important. Appropriate Houses to Consider We will search for what you want and where you want within your price range. You will not just see the homes that we have for sale, but rather everything that meets your criteria that is on the market. In fact, with our relationships with other REALTORS® and knowledge of different neighborhoods we have even found homes for buyers that were not yet on the market. Active effort to find you the "right" home We will make a conscientious, concerted effort to find your new home. It will be as much a priority for us as it is for you. When we find a home that meets your needs, we will arrange for you to see it as soon as possible. With buyer agency, your interests will be represented in the purchase of your home. This is different from a typical sub-agency transaction where the buyer is not technically represented. Agency is a legal relationship and a written agreement should be completed to explain all the duties and responsibilities. Preliminary Consultation In the initial interview, you’ll meet with us to share your expectations and learn about the entire process of buying a home. You’ll gain valuable market knowledge about different areas, home prices, available financing, what you can qualify for, and normal procedures. Based on your wants, abilities, and needs, you establish priorities in price, size, style, and area. Using this information, we will begin our search to find your new home. Financing You must have a lender Approval letter to write a contract. Therefore, it makes sense to start this process BEFORE looking at properties. We work with several reputable lenders if you need assistance or you can select your own. It is vital that you discuss financing options and have a lender review your salary and credit to determine a comfortable loan amount. Based on this information, the lender will provide a pre-approval letter, which shows your borrowing power. Home Search Criteria The more criteria you give us the better we can help find that dream home. You should create a list of items that are “must haves” (large kitchen, parking, location, bedrooms, bathrooms, etc.) and a “wish list” (garage, gourmet kitchen, roof deck, view, etc.). Our goal is to find the home that meets most of your requirements inside of your price range. Based on your criteria we set up an online account to keep you informed on new/changed listings. The property updates will be emailed to you where you will have the ability to look at pictures and other pertinent information on the home. After receiving these email updates you can create a list of places you want to see and we will take you to the homes of choice. Formulating an Offer When we find the right home, we will want to make an offer to purchase the home. This is done in writing specifying every detail that is part of the agreement.
